A complex of 2 new build Grade A speculative commercial offices with associated public realm works and ancillary structure located on the Southern extremity of the historic Ebrington Barracks site, Derry,

Both office buildings are located above an existing car park plinth structure which was developed previously as part of the enabling works for the wider site. The car park plinth was designed to accommodate structural loadings associated with a 4-5 storey office building above.

Building 01, completed in September 2022 sits on the Eastern edge of the enabling car park platform, between 4 and 5 storeys in height and provides 53,000sq.ft NIA flexible Grade A Accommodation with views directly over the River Foyle towards the walled city. Building 02 is on the Western edge of enabling car park platform, between 3 and 4 storeys in height and provides 44,000sq.ft NIA flexible Grade A accommodation. The sloping site topography results in the ground floor acting as a semi basement level along the Eastern edge of the site. The works also include Cat A Fitout and the provision of a cycle hub to accommodate additional welfare / changing facilities, locker storage and plant.
